Most of Augusta's nicest homes sit empty 51 weeks a year so they can rent for $35,000–$40,000 during the Masters. We're flipping that. Our homes are yours all year — at a price built around stable student living — with one trade-off that lets us keep doing it.
Year-round lease
Sign a 12-month or multi-year lease at a real student-friendly rate. The home is yours — your furniture, your roommates, your routines, your address. Year after year if you want.
Vacate for Masters week
For 9 days in early April (the Monday before through the Sunday after the Masters), the home goes back to our event-hosting operation. You pack a duffel and crash somewhere else for those 9 days.
One month rent-free
In exchange for those 9 days, you don't pay rent for the entire month of April. The Masters-week revenue funds the discount — so we keep the house at student pricing the other 11 months.

Where do I go for the 9 days during Masters?
That's on you — but most students go home, travel for spring break, or split a cheap stay with friends. We give 90+ days of notice so you can plan. Some past students have subletted to a Masters guest themselves and made money on the trade.
What does the rent actually cost?
Pricing varies by home and number of roommates. We're finalizing the 2026/2027 rent sheet now — fill out the form below and we'll send numbers directly. As a frame: target rent is materially below comparable nearby off-campus market rates.
Can I leave my stuff during Masters week?
Yes — we provide a locked storage room or closet in each home that stays untouched during the rental week. Take what you need for 9 days, leave the rest.
What if I want to stay longer than 12 months?
Multi-year leases are the goal — Chris would rather lock you in for 2–4 years than re-let every August. Pricing is better the longer you commit.
Are pets okay?
Case by case, per home. Most likely yes for cats and small/medium dogs with a deposit. We're working through which homes are pet-friendly.
Is this only for AU undergrads?
No. AU undergrads, grad students, Medical College of Georgia students, and Augusta-area professionals who can commit to the Masters-week vacate are all in the target. Reach out and we'll talk.
